The Financial Structure: The 5% Reality
To establish a Village Park, the total project value requires an INR 10 Million capital pool. As the Project Owner, your only upfront commitment is the B.O.T fee, set at 5% of the total project scale. For an INR 10 Million facility, this means your B.O.T fee is INR 0.5 Million.
We incorporate a dedicated Private Limited Company for your Village Park. The INR 10 Million is pooled from investors at a share premium based on fair market value. You secure your Founder equity and the Chair title simply by initiating the project. E-Starel Distribution Private Limited takes a 20 percent equity stake to drive the core marketing and distribution operations.

Once you pay the B.O.T fee, Talrop executes the entire rollout.
Company Incorporation and Capital Securing
We handle the legal incorporation of the private limited company. We deploy our network to onboard investors and secure the INR 10 Million capital pool at the correct valuation.
Premium Infrastructure Build
We build out the 1200+ square foot facility. We ensure it matches the premium aesthetic and functional standards of a top tier corporate space, complete with dynamic digital branding and modular setups so the space can be used for multiple purposes.
Operations and Ecosystem Integration
We integrate E-Starel Distribution Private Limited to run the marketing and distribution framework. We set up the operational systems for co-working, skill development, and professional services to ensure the space is actively monetized from day one.
The 2-Year B.O.T Timeline
Village Park is designed for rapid deployment and fast scaling. It operates on a strict 2-year Build, Operate, and Transfer cycle.
Build
We secure the capital, build the premium infrastructure, and launch operations.
Operate
We run the hub at peak capacity to establish it as the primary commercial center in the village.
Transfer
After 2 years, the fully operational, revenue generating asset is transferred back to your company for continued independent control.
