What is a Skill Park?
A Skill Park is a centralized, large scale aggregator of premium educational and training brands. It bridges the gap between outdated traditional academia and real world industry demands. It is a 1-acre campus hosting multiple delivery models across a massive spectrum of disciplines.
The ecosystem includes:
- Advanced Academic Programs and Test Preparation.
- Dedicated Language Training for global placements.
- A fully equipped Media School and Creator Academy.
- Deep Tech and Future Skills, including AI, Robotics, and AR/VR.
- Professional and Management Training.
The Financial Structure: Understanding the B.O.T Model
Building a Skill Park requires INR 100 Million in total capital. As the Project Owner, you do not need to bring this capital. Your commitment is strictly limited to the initial B.O.T fee, which is set at 5% of the total project scale.
For an INR 100 Million facility, this means your B.O.T fee is INR 5 Million.
Why? Because mobilizing the project capital is our responsibility. Your INR 5 Million is the execution fee paid to Talrop. In return, we leverage our network to raise the entire INR 100 Million capital, secure the land, and build the ecosystem for you. You secure a 10% Founder Equity stake and the Chair title simply by initiating the project and paying the B.O.T fee.

What Exactly Do We Deliver for the B.O.T Fee?
Once you pay the B.O.T fee, Talrop executes the entire project from end to end. Here is the exact roadmap of what we deliver:
Land Identification and Acquisition
We identify and secure approximately 1 acre of land in your target location using one of four models: Government Land Lease, Private Land Lease, Private Land Joint Venture, or Direct Land Purchase.
Company Incorporation and Capital Securing
We legally incorporate a new Private Limited Company for your specific Skill Park. We then deploy our consultant network to onboard investors. We allocate shares, handle all legal compliance, and successfully secure the INR 100 Million capital required for execution.
Infrastructure Development (Year 1)
We deploy our Project Management Consultants (PMC) to build the campus within one year. This is not a standard building. We use a highly adaptable modular construction model. We install temporary soundproof partitions so spaces can be instantly reconfigured for different partners. The entire campus is fitted with dynamic digital branding to maintain a high tech, premium environment.
Partner Aggregation and Operations
Once built, we bring in the operators. Steyp Private Limited takes a 20% operational equity stake to manage all academic execution and aggregate the external training brands (like the media school and language trainers). Ajinorah is integrated as the exclusive placement partner to ensure students transition directly into careers.
The 10-Year B.O.T Timeline and Investor Returns
This is a 10-year operational contract. The timeline is structured to ensure stability and profitability.
Year 1
Pure construction and setup. There are no investor returns during this period.
Years 2 to 10
The remaining 9 years are divided into three distinct 3-year cycles. Investor returns are structured and distributed across these cycles as the revenue from academic programs, rentals, and placement fees scales up.
The Transfer
At the end of the 10 years, Talrop hands over a fully scaled, highly profitable educational ecosystem back to your company for continued independent operation.
